In Lakewood Ranch This Fall, the Year a Seller Bought Says More Than the Village Name

During the week of September 28, two Esplanade homes closed. One sold for $997,000. Its owners had bought it in 2017 for $645,100. The other sold for $910,000. Its owners had paid $1.15 million for it in 2023.

Both homes are in the same village, sold in the same week, and were described in the same way: three bedrooms and three baths. One seller walked away about $350,000 ahead. The other closed about $240,000 below what they paid. What separated the two sales was the year each owner bought.

That pattern repeats week after week in the Your Observer weekly Lakewood Ranch sales roundups from August through mid-October 2026. If you're comparing villages, it changes what to look at first.

The county numbers point the other way

The two counties' overall market looks firm. The REALTOR® Association of Sarasota and Manatee's Q3 2026 report, released October 16, shows the Manatee County single-family median for July through September rose 3.2% year over year to $490,000. Sellers got a median 95.6% of their original list price, up from 93.8% a year earlier. Homes went under contract in a median 49 days, down from 59. In Sarasota County, the Q3 median was $485,000, with sellers getting 94.4% of original list. Months of supply fell from 4.8 to 3.7. Lakewood Ranch spans both counties, so both reports apply.

RASM's 2026 president called it "a strengthening market across multiple data points." By the year-over-year measures, that holds. It's the comparison with earlier years that explains the 2023 Esplanade sale.

The peak is still above today's price

RASM's monthly data show the Manatee single-family median reached $550,000 in both May and June 2022. The full-year medians since then were $520,000 for 2022, $509,240 for 2023, and $499,875 for 2024. Sarasota County's highest monthly median that year was $537,500 in October 2022.

The Q3 2026 Manatee median of $490,000 is roughly 11% below that spring 2022 high. A market can improve every year and still sit below the price a 2022 or 2023 buyer paid. The first group of sellers measures against last year, and the second measures against their own purchase price, so the same rising market can look like a gain to one and a loss to the other.

The split, closing by closing

The table pulls Lakewood Ranch closings from the Observer roundups for the weeks of September 14 through October 2, 2026, and sorts them by when the seller bought.

Village Seller bought Prior price Fall 2026 sale
Esplanade 2017 $645,100 $997,000
Country Club East 2018 $466,000 $836,000
Shoreview 2021 $799,700 $1.38 million
Isles 2021 $933,800 $1.59 million
Country Club 2022 $2.05 million $1.77 million
Esplanade 2022 $825,000 $575,000
Lakehouse Cove at Waterside 2022 $2.2 million $2.18 million
Esplanade 2023 $1.15 million $910,000
Country Club East 2024 $1.3 million $1.13 million
Edgewater 2024 $870,000 $710,000

Esplanade shows up on both sides of the line. Country Club East does too. In the same three weeks, Indigo had two resales close below their prior prices. One bought for $865,000 in 2024 sold for $840,000, and one bought for $755,000 in 2023 sold for $688,000. Even owners who bought in 2025 weren't safe. A Country Club East home bought for $1.8 million in 2025 closed at $1.68 million.

The roundups list each week's top sales, so they aren't a full count of every Lakewood Ranch transaction, and a prior price doesn't show what the owners spent on renovations. Still, the pattern runs across the luxury golf villages, the newer lakefront ones, and older sections like Edgewater.

Bought the year it was built, or bought later

Purchase year doesn't explain everything. In these weeks, owners whose recorded purchase came in the same year the home was built tended to do better than owners who bought older homes during the peak.

In Cresswind, two homes built in 2022 and bought that year for $505,700 and $572,600 resold this fall for $710,000 and $830,000. In Lorraine Lakes, a 2022 build bought that year for $498,000 sold for $595,000. A 2023 build bought that year for $635,000 sold for $725,000. Two more 2022 builds roughly held even, at $630,900 to $630,000 and $526,300 to $540,000. In Lakehouse Cove at Waterside, a 2023 build bought that year for $876,800 closed at $1.08 million.

Those same-year purchases didn't all come out ahead. A 2023 build in Savanna bought that year for $702,800 sold for $650,000, and one in Sapphire Point went from $590,000 to $560,000. Homes built and bought in 2024 were mostly close to flat in either direction. In Azario Esplanade, one went from $908,600 to $915,000 and another from $878,100 to $840,000. Overall, though, the purchases of older homes made in 2022 through 2024 show the bigger and more frequent losses.

Waterside, where the builder is still selling

Waterside shows the clearest competition between new homes and resales. During the week of September 28, SDWB Waterside LLC sold a 2026-built home in Wild Blue at Waterside for $2.43 million, the top sale of the week. It sold another there for $1.89 million. That same week, a 2023-built resale in nearby Lakehouse Cove at Waterside closed at $1.95 million. Its owners had paid $2.08 million for it in 2025. In Emerald Landing at Waterside, Weekley Homes LLC closed sales at $940,000 and $800,000 the same week.

That new supply is large. RCLCO's mid-year 2026 ranking put Lakewood Ranch second nationally, with 1,064 new-home sales in the first half of the year. That figure counts builder contracts net of cancellations, not resales. Lakewood Ranch's own July release reports a slightly different count of 1,035. It also says new Sarasota County villages are preparing to open in 2027. For a resale seller who bought in 2022 or later, a new home down the road with current finishes is the competition their price is judged against.

What to pull before you compare two listings

Public records will show you how much room a seller has before you write an offer.

  1. Find the last recorded sale. The Manatee County Property Appraiser search has a sales search with date and price filters. The Sarasota County Property Appraiser real property search lets you search by address or parcel ID.
  2. Compare the sale year with the year built. In this fall's closings, purchases made the year a home was finished held up better than purchases of older homes made during the peak.
  3. Put the purchase date next to the county's peak. A 2017 buyer and a 2023 buyer can list similar homes at similar prices for very different reasons, and each will be willing to move by a different amount.
  4. Check what the builder is asking nearby. In villages that are still selling new homes, like the Waterside neighborhoods, current new-build prices are the comparison most buyers will make.

FAQ

Does a seller's purchase price set a floor on what they'll accept? It doesn't decide anything, but it shapes the position they negotiate from. This fall's closings include many owners who sold below what they paid, including in Country Club and Esplanade.

Is Lakewood Ranch losing value? The countywide data say the opposite. Q3 2026 medians rose in both counties, and inventory tightened. The losses are concentrated among owners who bought near the 2022–2024 peak.

Which villages are most affected? In recent closings, the purchase year has mattered more than the village. Esplanade and Country Club East each had big gains and clear losses within a few weeks of each other.
